ΓÇ£AngelΓÇ¥ of the Office Redevelopment
The Angel Building, a remodelled and now extended office building in EC1, is to hold an open day for members of the British Council for Offices(BCO) ΓÇô highlighting the dramatic changes that have taken place at the building since its redevelopment and the role its developers believe it will play in helping to regenerate the surrounding area.
With new office space developments subdued in the wake of the financial downturn, the regeneration and refurbishment of older buildings has become a talking point amongst commercial property agents and developers ΓÇô providing a comparatively cheap and quick way for them to bring new office space to an increasingly constrained market.
Providing 260,000 sq. ft. of grade ΓÇÿAΓÇÖ office space, the Angel Building is a prime example of how older buildings can be transformed for modern use ΓÇô with the list of additions and changes appearing to rival the offerings of those new office developments which have found their way to market.
Located within 100m of the Angel Underground Station, which provides easy access to Kings Cross and itΓÇÖs International rail connections, the office space on offer at the building (half of which has been pre-let to Cancer Research UK) sits on the edge of where the City meets the West End ΓÇô a location described as ΓÇ£keyΓÇ¥ to businesses on the Angel Buildings website.
The visit by BCO members will be guided by the BCOΓÇÖs Technical Affairs Committee, highlighting the changes to the building which have allowed it fit within its surroundings, cleverly re-use elements of the original building, expand the space on offer and integrate a range of modern technical aspects.
Some of the features added to the building include two biomass boilers, capable of meeting 50% of the buildings heating demands and a heat recovery system that will reduce CO2 emissions at the building by 44%. Other ΓÇ£green officeΓÇ¥ elements include a 120 bicycle park ΓÇô but just like the UK pavements and roads, no space for SegwayΓÇÖs!
The area in which the Angel Building is located is popular with businesses seeking office space, particularly serviced office space ΓÇô with activity in the EC postcode accounting for 39% of all serviced office placements* completed in Central London** during 2010.
