Overall enquiry levels for serviced office space in Central London were up by 7%, although prices dipped by 8% compared with Q3 2012. In terms of price, serviced offices in W1 were the highest priced, with an average price of ┬ú803 per workstation per month recorded. Click here to view the detailed Central London report.
With an average workstation price of ┬ú291, Bristol recorded the highest price office space of all the regional cities surveyed. Prompted by a series of larger requirements, it also saw the highest average number of workstations per serviced office tenant, jumping from 3.9 in 2012 to 11.7 in 2013. Birmingham had a busy third quarter, with the number of new businesses renting serviced office space up by 60% compared with the same period in 2012. With the average number of workstations per tenant down from 7.7 to 4.5, this boost in uptake was driven by smaller businesses securing space across the city centre. Overall take-up levels reduced, but the average workstation price was up by over ┬ú100 compared with Q3 2012. And while the average number of workstations per tenant in Leeds (5.5) was higher than the national average (4.6), this number represented a considerable decrease on the average for Q3 2012 ΓÇô during which larger corporate requirements resulted in an average requirement of 9.6 workstations. As with Birmingham, Manchester saw a significant increase in the number of businesses taking serviced office space (up by 50% compared with 2012), with a smaller average workstation requirement highlighting the arrival of smaller businesses in the city centre. Rental rates were up 17% though, taking average prices to ┬ú265 per workstation ΓÇô the second highest of the regional cities after Bristol. Download the complete Manchester office report here.
Enquiry levels for serviced office space in Glasgow were up 11%, while the average number of workstations per tenant remained at 3.6, the same as for Q3 2012. Rental prices were also up 25%, with an average of ┬ú206 per workstation per month recorded. See the latest Glasgow office stats here.
At ┬ú248, the average workstation price in Edinburgh remains higher than that for neighbouring Glasgow and is also higher than the average for serviced offices across Scotland as a whole.
