Office space in Edinburgh is apparently a good bet for property investors according to a research published by leading commercial property agency DTZ.
Quoted in The Scotsman, DTZΓÇÖs investment director in Scotland Alan Macbeth explained: “We believe that Edinburgh office market rents will recover fairly strongly in the near term.ΓÇ¥
Indeed the property specialist has identified Edinburgh as one of only five ΓÇ£WarmΓÇ¥ locations for investment potential in the UK, with Cardiff, Newcastle, Nottingham and LondonΓÇÖs West End making up the remainder.
With the only ΓÇ£hotΓÇ¥ location in the UK being the London city office market, which has seen numerous deals taking place since the beginning of the year and additional developments entering the pipeline, the confidence in the office space market in Edinburgh and other regional centres could suggest that the positivity seen in the capitals market is beginning to spread.
Signs of such momentum were also recorded in the Serviced Office Review: Scotland Q1 2010 by leading internet broker officebroker.com, with both Edinburgh and Scotland as a whole recording a rise in enquiries, deals, workstation requirements and workstation prices in the serviced office space market during the opening quarter of 2010.
Despite a bumpy start to April the overall signs for the Scottish office market remain strong according to data from officebroker.com, with enquiries and workstation take-up continuing to rise in the opening month of Q2 2010. If this pattern does continues and DTZΓÇÖs predictions of increased office property investment rings true, ScotlandΓÇÖs office space market looks set to flourish as 2010 unfolds.
