Leeds Business Centre Reaches 70% Occupancy

A business centre in Leeds, located on Kirkstall Road just outside of the city centre, has reached an impressive 70% occupancy less than a year after opening.

The 9,500 sq ft office property provides serviced office space which is available to rent on flexible terms, giving small and medium sized businesses the opportunity to take on a professional base without the significant costs, deposit or long-term license agreements associated with conventional leases.

Entrepreneur Martyn Duffield and his sons Adam and Simon set up the business centre with the help of a two year £500,000 investment, which was used to convert the 19th century building and former Raleigh bicycle factory into serviced space.

Now offering a range of facilities and a fully refurbished work environment, local businesses can benefit from contemporary office space with fully equipped meeting rooms, an impressive 16-person boardroom, high-speed Wi-Fi access, ample parking and on-site support services such as reception and administration assistance.

A new shower room and bicycle storage has also been installed which helps to promote more sustainable transport methods, and with the Burley Park train station just half a mile away this will also appeal to clients who commute by alternative methods.

Other useful amenities include two nearby fitness centres, both within walking distance, and a childcare centre.

Commenting on the impressive results of the new serviced office facility, Anne Staton, head of Leeds City Council’s business investment team, told TheBusinessDesk:

“The success of Airedale House Business Centre, alongside rapid take up at city centre developments such as 10 South Parade, clearly demonstrate there is demand in the market for high quality refurbished offices and serviced office accommodation.

“Investing in the right kind of product can bring rapid returns, bringing new business and employment to the city.”

Among the clients that have moved into the property are Mirror Mirror Studios (part of market research agency Fieldwork Light), a recruitment agency, a drinks distributor, an online greeting card business and an HR communications agency – Chatter.
