The new centre is the only serviced office property in South Kensington

One of the latest additions to the officebroker.com website, a fully refurbished serviced office property in South Kensington that is due for completion next month, has attracted a high level of interest from clients seeking quality space in the area.

Although there are a number of other serviced office buildings in the surrounding area, this is the only one in South Kensington – and as a result, officebroker.com has experienced huge interest in the property within days of the space being advertised.

“It’s in a really good location for all the obvious reasons such as direct access to central London,” commented officebroker.com’s Account Manager for the London and Thames Valley regions, Jade Edwards.

As well as being located in a convenient position within a short walk of the Gloucester Road and South Kensington tube stations, the property’s location also appeals to clients for reasons other than physical transport options.

“We’ve had a lot of demand for this area because clients want the prestige of the SW postcode at an affordable rate,” says Jade. “South Kensington has always been a high demand area with very little product to match this. Since Ventia have now opened this centre the success has already begun to show with clients touring and taking space within days.”

“IΓÇÖm confident it will take only months to reach a high occupancy within the building,” she adds.

The property offers “prestige at an affordable rate”

High demand

Steve Baker, Director at serviced office provider Ventia, who manage the space, commented that the property “is an exciting new location” for the company. He added: “It will offer all the normal benefits of a Ventia serviced office in an area that has already proven to have high demand.”

Testament to the high demand is the volume of enquiries already received by officebroker.com, and the fact that clients are keen to sign up immediately for the new space.

In less than two hours of the new building going live on the officebroker.com website, Jade – whose excellent consultation skills has recently earned her the recognition of officebroker.com’s rising star – had already organised a tour of the space for one of her clients.

Just a few days later, dozens of enquiries had been passed to this centre alone, and Jade has since organised multiple office tours for clients interested in the centre.

“I have a client that went to view the space before it was finished, and has already signed for it on the basis that she can move in as soon as possible,” Jade added.

This is even more impressive given that the centre is still undergoing a refurbishment, and won’t be fully completed until September.

“Great addition”

Once the refurbishment is complete, the centre will offer fully furnished office space for clients on the second floor of the property, with the latest in IT and telecoms. There will also be an on-site management team to support clients and act as personal receptionists – answering calls, taking messages and handling mail for clients.

The property is situated above the well-known and prestigious Ferrari and Maserati dealership building, which acts as a prominent landmark for the site. The floor plate of the building also worked well with the nature of serviced space and allowed a variety of suites to be created during the renovation.

There are a range of office configurations, starting with a 2-man office at 130 sq ft, increasing in size to larger suites of 1,040 sq ft that can accommodate up to 16 workstations.

Ventia Director Leo Patching, who has been “inundated” with enquiries about the new centre, commented that the new centre is a “great addition” to their portfolio of serviced offices in Central and Greater London.

“The building is in a great location in an area of high prospective demand and a currently very limited supply for what we will be providing,” he said.

A refurbishment is also planned for the first floor that will be carried out as occupancy levels increase.
