Birmingham Office Becomes NSPCC Regional HQ
Located at 6-7 Newhall Square, the NSPCCΓÇÖs new offices are located on the site of the former science museum and offers a total of 10,855 sq. ft. of grade ΓÇÿAΓÇÖΓÇÖ office space. Only a short distance from Snow Hill Station, the building forms part of the expansive Newhall Street development that will link the Jewellery Quarter with the City Centre once completed.
According to a report in the Birmingham Post, the NSPCC will occupy the four upper floors of the building on a 10-year lease, joining architecture centre MADE who began occupying the ground floor offices of Newhall Square in 2010. This is the first phase of the development, with additional office accommodation planned for Phase Two which is due to begin in 2012.
In addition to the office space, the ┬ú63 million Newhall Street Development will provide a 100-bed Travelodge and see the exhibition hall of the former Science Museum refurbished into a space suitable for a bar and/ or restaurant.
The arrival of the NSPCC adds to the headlines surrounding BirminghamΓÇÖs office market that have mounted in recent months, with firms such as Microsoft reportedly looking to secure a large scale office letting within the City, and developments such as Two Snow Hill finally taking a step forward.
Across the West Midlands, data from the Serviced Office Space sector has also shown some encouraging signs, with the number of enquiries beginning received by officebroker.com increasing by 32% during the final quarter of 2010 compared to the same period of 2009.
Additional data also shows businesses have been more committed during the closing months of 2010, with the average license length of newly signed serviced office tenants increasing to 8.5 months ΓÇô a 1.2 month increase on the average license length of 7.3 months recorded during Q4 2009.
Serviced office space, which provides a cost effective and low risk alternative to traditional long-term leases, has grown in popularity in recent years, with 229 serviced office locations registered throughout the West Midlands region alone by the close of 2010.
