Some businesses seeking office space in Birmingham are starting to seek ‘alternative’ options, according to property consultant Drivers Jonas.
The agency have noticed an increase in Midlands’ businesses that are choosing to switch to less conventional offices, providing the centres have good transport links.
According to the Birmingham Post, one such example is a site in Meriden near Coventry, which offers a 4,500-acre historic rural estate with barn conversions and buildings dating back to the 1800s.
Speaking about the trend, Philippa Pickavance of Drivers Jonas commented:
“We are increasingly finding that occupiers are recognising that barn conversions do not equate with ‘remote’ or ‘lack of services’. These ‘alternative’ opportunities allow businesses to secure a suite, often all on one level, with their own front door, good parking ratios and very attractive peaceful setting, yet with swift access to the A45, M42 and M6.”
Pickavance adds: “We have been pleasantly surprised in this difficult market that enquiry levels have been maintained, and indeed have risen over the past couple of months with thirteen property viewings in July and August.”
She also comments that the Meriden estate landlords have become more aware of businesses’ needs for shorter and more flexible license terms, especially in the current market. This could pave the way for an increase in serviced offices in such sites, based in the Midlands.
