Perth Office Space

The Western Australian city of Perth has a population of circa 1.6 million people and as such is the fourth largest city in the country. The majority of office space in Perth, Australia is located in the CBD (Central Business District) of the city which has its boundaries with Kings Park on the western end and the Swan River to the south and east with St Georges Terrace office space being the most prevalent. Located in the South West Division of Western Australia and situated in between the low coastal escarpment known as Darling Range and the Indian Ocean is Perth’s metropolitan area. The city was founded in 1829 as the political centre of the free-settler Swan River Colony following the establishment of the port settlement of Fremantle. Perth currently appears in The Economist's list of the “World's Most Liveable Cities” and is the business and administration centre for the entire state which is exceptionally rich in resources.

Central Business District:

As with all cities, the CBD contains the vast majority of office space in Perth. Currently the Central Business District has its borders defined by Kings Park to the west, Swan River to the east and south, and by the transport network’s railway lines to the north although the State and Federally funded project named 'The Link' will shift this northern border. Perth’s new rail link will give street-level access from Northbridge to the CBD for the first time in over a hundred years. Perth also has great office rental options on Glenearn Road, Ventor Avenue offices and office space to rent Arran Road. These popular locations attract many business directors and management executives to Perth, as do the flexible rent options on Howe Street and Friarton Road offices . Perth, as with all of the world’s large cities, offers a vast array of entertainment facilities and retail stores and many relocation managers take advantage of them, often searching for office space near Murray Street or offices to rent near Hay Street. Perth has its fair share of landmark property too, with the tallest building in the city being Central Park which is also the seventh tallest property in Australia. Transport in Perth:

Perth benefits from an excellent transport infrastructure. Office space near Perth Airport is very popular with many companies and business directors and the city also has a second, smaller airport called Jandakot Airport which handles charter flights and general aviation requirements. Offices for rent near Perth Station on Wellington Street are also highly sought after as the station offers great connections to the rest of Perth a network of 70 railway stations and 15 bus stations via several train lines inc. Fremantle, Mandurah, Thornlie, Armadale Joondalup, and Midland railway lines. The Transwa Prospector passenger service provides connections between Perth and Kalgoorlie via several Wheatbelt towns, the Transwa Avonlink connects to Northam, the Indian Pacific service connects Perth with Adelaide and Sydney via Kalgoorlie and the Transwa Australind links to Bunbury.

There have been a number of initiatives such as the introduction of the SmartRider contactless smartcard ticketing system, the New MetroRail project and the introduction of a zero-fare bus and train network around the city centre – renting Perth office space in the Free Transit Zone is amongst the most popular in the city. Many commercial or industrial businesses search for offices to rent or lease near Kewdale Rail Terminal which is in an outlying location 15 kilometres south-east of the city centre as this is where rail freight terminates. Such companies also regularly search for office space near Freemantle Port which handles sea freight although a second port complex is being developed in Cockburn Sound. The city is serviced by nine metropolitan highways and three freeways, one of which is the Graham Farmer Freeway which incorporates the only significant road tunnel in Perth, the Northbridge tunnel.

Perth Business and Economy:

Perth’s economy has favoured the service industry sector since the 1950’s although the city’s relatively isolated location has meant that it has never developed significant manufacturing industries other than those serving the immediate needs of its population such as mining and agriculture although some additional, more specialised industries have sprung up in recent times such as niche ship building and maintenance. Perth has a number of major industrial estates and many industrial businesses look for commercial property on Kwinana Industrial Estate, offices for rent on Kewdale Industrial Estate and Perth’s Welshpool Industrial Estate office space is equally popular as a result of the adjacent Kewdale Freight Terminal. The Kwinana industrial area is dominated by heavy industry such as the oil refinery, steel-rolling mill, a nickel refinery and a major power station.

Education in Perth:

Many companies benefit from a strong pool of potential graduate employees as a result of Perth’s numerous universities and lots of directors will consider a location close by in order to gain maximum exposure. Office space for renting close to The University of Western Australia / Crawley offices to let are both frequently searched for as are flexible managed offices near Curtin University in Bentley. Two other universities, Edith Cowan University and Murdoch University, are also popular central points for commercial real estate searches in Perth and the city’s only private university, the University of Notre Dame, is also a frequent search location. As well as these main universities, Perth also homes several trade and vocational training institutions known as “Colleges of TAFE”. There are four in the Perth Metropolitan Area in total: Challenger Institute of Technology which can be found in the Fremantle / Peel area, the West Coast Institute of Training in the northern suburbs, Polytechnic West (which was formerly known as Swan TAFE and finally Central Institute of Technology which was previously called “Central TAFE”).
